Your listing expired, and now you’re weighing switching real estate agents against sticking with the one you have. Here’s how to think about it without the awkwardness.
If you haven’t worked out why your listing expired in the first place, that’s worth sorting out before the agent question — why your listing expired usually tells you whether this is a strategy problem or a fit problem, and the two call for different answers.
Switching Real Estate Agents Isn’t Personal, It’s Practical
Relationships aside, the question is simple: did the plan fail, or did the execution of a reasonable plan fail? Those point to different answers.
Switching Real Estate Agents: Questions to Ask Before You Decide
Ask what specifically will change this time, not just that things will be different. Ask for the actual showing feedback and offer history, not a summary. Ask how the new price was calculated and what data backs it. NAR’s own consumer guide on questions to ask a seller’s agent covers many of these same basics and is worth a look as a cross-check. If the answers are vague, that’s information too.
When It Makes Sense to Stay
If the strategy was sound but the market shifted mid-listing, or if a specific fixable issue emerged late (a repair, a title question, a pricing gap that closed sales later confirmed), staying with an agent who already knows the property’s history can be the faster path back to market.
When It Makes Sense to Switch
If the plan going forward sounds like the plan that already didn’t work, or if communication was a recurring problem, a fresh set of eyes and a different approach are worth serious consideration. Switching real estate agents isn’t starting over. It’s starting from what the market already told you the first time.
The Independent Broker Difference
One thing worth asking any agent you’re considering: who exactly will be handling your sale day to day? As an independent broker, I don’t hand transactions off to a junior agent partway through. You’re working directly with me, from the first walkthrough to closing, which matters most in a relisting situation where continuity and accountability count.
I’m Jeffrey Kam, broker/owner of Green Street Real Estate, with over 20 years in the San Gabriel Valley. If you’re weighing this decision, I’m glad to give you a straight, no-obligation read on your listing history and what I’d do differently.
